Posted by Pat in : my thoughts on stuff , comments closedNo, this is not what you might be thinking, this is how to get work or get on at work by doing what no-one else will do. When I was working as an external VA I learnt quickly that those who were willing to get their hands dirty were the ones who earned the money. Those that stuck to the rules did not last long. When you are being paid by the hour or the day and need to keep a job you have to think long and hard as to what you are prepared to do.
I was offered a contract to go and train a company in the latest version of MS Office. I was warned they were moving to new larger offices. When I arrived it was chaos. I was dressed in my best suit - short skirt, high heels etc. My male superior, though younger than me was fairly casual.
It quickly became apparent that the networks were not cabled up and there would be no training that day. He put his feet up on the desk and said “who cares, we are being paid”. Well actually I cared and I kicked off my shoes and ruined my tights by climbing under the desks and helped the technicians cable the rooms up. When I was asked how I knew what to do I gave them my background and was told to come back tomorrow in jeans and a jumper as I had a job for a week at least before training could start. My companion was not invited back.
I don’t know what I looked like on the way home - someone who had been through a hedge backwards BUT I had made enough money to pay for my suit etc to be replaced not just cleaned.
Every company I worked at I was willing to do the ‘dirty work’ as long as it was within my contract and one day turned into 3 months - at a daily rate.
Work Dirty - do what the others feel is beneath them and you may not just work longer, you may well find yourself their boss one day.

The only difference is the quality of wood and strings used to make the guitars. Otherwise, the cheaper versions are just look-alikes of the expensive ones, and it’s hard to find any difference in the two. If the two are kept beside each other it would be difficult to tell them apart; even the sounds produced are similar.

Lower interest rates for construction loans and mortgages are coming. September 29, 2008
Posted by Pat in : my thoughts on stuff , comments closedThe US government today took a major step toward increasing investors confidence in the US mortgage market by utilizing the power Congress provided the Treasury Department and the new government sponsored enterprise oversight agency known as the Federal Housing Finance Agency FHFA.
Some observers believe that this move may cause interest rates to go down. Because buyers of government sponsored enterprise investments have demanded higher than normal returns on their investments due to a lack of confidence in these entities, which as been pronounced by speculation that the GSEs may collapse. Others feared nationalization of the government sponsored enterprises, which presents a different sent of implications. What happened today stops short of nationalizing the government sponsored enterprises, but it does dilute shareholder equity in the GSEs.
The speculation as to what will happen with the government sponsored enterprises and it’s concern of their potential collapse, consolidation, nationalization, etc. The certainty of the situation is thought to be a very good thing. Investors will likely be willing to invest in mortgage backed securities under the new scenario meaning with the explicit guaranty of, rather than the implicit guaranty of, the credit of the US government at rates similar to the past. This could be great news for Mortgage rates, construction loan rates, new home construction and refinancing.
Recently investors have demanded spreads of 2.25% to 2.45% over treasuries, whereas the normal spread historically has been 1.25%. That means agency interest rates may have been inflated recently by as much as 1.2%. Well have to see if this move causes the reaction of international investors feeling comfortable enough with this move to accept a 1.25% spread over treasuries like they used to. Logically they should, so long as these investors believe in the underlying credit worthiness of the US government.
If we do see a rate decrease of 100 to 120 basis points we should see a surge in business. We will not expect to see the GSEs back off of the recent underwriting guideline tightening; in fact, we expect to see underwriting guidelines continue to tighten in reaction to a recent revelation that the foreclosure crisis is now spreading further into high quality credit borrowers. So, no relief expected soon on underwriting guidelines, but potential significant relief in terms of interest rates.
